My review is going to be lengthy. We have lived at Atlas going on 3 years. We love our apartment, overall the community is quiet, and kept clean. I am a TCU alum and I have loved this area since it came about.
When we signed a lease here, we were excited to move in. 1 week before we were supposed to move in, we got a call saying that our unit WONT be ready and the only option was to upsize (of course that came with additional money). At that time, we had no choice as we literally had 1 week turnaround time or we were going to be homeless. At the end, it all ended up working out.
Fast forward, we wanted to change apartments to move into a BIGGER unit, and were willing to pay even more money monthly. However, now that it is our turn to ask for a favor. Atlas does not show appreciation or loyalty to their residents. They are requiring so many additional fees on top of rent just to move to the unit down the hall. By no means do they make this an easy feat. With fees that they require, each additional day that they "hold" the unit your requesting, the rent goes up. I understand it's business, but it is unfortunate how this complex shows a lack of appreciation and loyalty to their already existing residents.
I am a part of a huge network in the hospital realm and a TCU alum. I definitely will make our experience here known within those communities.
Unfortunately, with that being said we will be moving at the end of our lease instead of re-signing at Atlas.

- A transfer fee is understandable and yes most places do require. However, not at the level you require it. Atlas states you MUST put 30 days in (which is reasonable) however, if an apartment comes up within those 30 days (You get the option of paying x2 rents for those days) or if they just graciously ask them can you get hold the unit for 2 weeks, while my 30 days is up, the rent goes up $100 additional. Its not even about the money to me, its simply just greed. $1900 for me to transfer is absolutely unreasonable OR $800 and my rent went up $100 is insane. Especially when you already charge pretty high rent for broken key fog access, lack of security, and the gate is always broken as plenty of other reviews reflect below.
WELCOME TO THE HOOD! Exaggeration? I gladly paid 4k to break my lease vs staying at this managed and inadequately maintained facilities. Received unit with Dead bugs plastered all over window shades and covering multiple light covers in kitchen. Toilets, showers, vanity drawers, refrigerator, microwave all layered in past tenants remnants. I deep cleaned the master bathroom 4xs. Multiple malfunctioning appliances/plumbing issues. Broken kitchen faucet, microwave, washer/dryer and shower . I had to purchase a shop vac bc the shower over flooded clogged drain while cleaning. Maintenance came while out, arrived back to find boot prints on kitchen counters. Dog food littered hallway over 2 weeks untouched. Garage gate always broken, unsafe. When brought issues to management she was dismissive, disrespectful and said, we should have brought to her attention earlier. I have a job, which is not ensuring properly managed property. Doesn’t seem that Greystars business plan includes customer care nor safety.

Residents for four days; counting down the days to the opening of another unit at a different complex.
The unit floors were horrid, the cabinets had significant damage, the unit smelled of urine until we gave it a good cleaning ourselves, the finishes are not worth the price of rent, and the cleanliness is severely lacking for such a beautiful community on the outside. We wanted to see the exact unit we leased for this very reason, but they were not flexible with this even just two days before move-in and that should’ve been our last red flag. Now we’re out $1400, paying movers again, and without PTO for our second upcoming move. The property manger was the least bit understanding of our situation, even with prompt notification of our dissatisfaction.
View the unit you’re leasing before moving in; such a shame. We thought we would love it here.
I was blown away in how nice these apartments are. It’s a little pricey but worth it

I would give Anne Harvey at Atlas Waterside Fort Worth TEN stars — she is the ONLY reason we signed the one-year lease. She provides personalized, concierge customer service.
During our stay, we ignored the lack of security (consistently broken front garage gates) and embarrassingly filthy parking garage (cobwebs, litter, and spilled food that eventually dry up). I won't gross you out by sharing the photos of crickets or cockroach carcasses hanging out in the hallway for literally WEEKS. If they were not hosting an event, the pool would be cloudy with band-aids and hair bands floating below like sea creatures. (The sweet cleaning lady told me they made her come in during the violent ice storms. She was overworked and ended up taking another job.) We have, however, made multiple calls in request to PLEASE FIX the garage entry gates since we cannot enter at all. Often times, I had to wait outside the gates with my stroller and groceries, waiting for someone to come out to let me in. Though these were all quite frustrating, this isn’t why I decided to write the review. I won’t even write about how inconvenient and confusing our last added payments were leading up to today — nope, it’s not all included on one bill or platform.
Three weeks prior to the last day of our lease (Aug 2023), we bleached the apartment and moved out. Thank goodness I took photos (to show my husband). We received a bill of $600 for cleaning cost! When they sent us the photos, there was one tissue in the back of a closet, a few sticks on the balcony, and some water stains on the shower door. If it hadn’t been for Anne Harvey to warn us to prorate our pay online prior to the end of the month (and other tricks to avoid extra charges), we would’ve paid more than twice this amount! Greystar is criminal and corrupt.
NEVER RENT/LEASE from Greystar!
I’d recommend living here to anyone. Really nice and quiet area compared to other complexes. The staff is easy to reach and friendly. The apartment unit itself it very nice and they have tons of different floor plan options. Highly recommend this place.
